Current reservation status: Direct booking is not currently active. Reservations made through Airbnb are governed by the policies shown on Airbnb and any agreement presented for that reservation. The final direct-booking agreement will be presented before signing when v4.4 launches.
- Agreement and reservation. These house rules supplement the terms accepted through the applicable booking channel. Booking-channel terms govern if there is a conflict.
- Payment and cancellation. Current payment, cancellation, refund, and minimum-stay terms are displayed by Airbnb before checkout. This website does not collect payment or signatures.
- Occupancy. The standard sleeping setup accommodates six guests. Seven or eight guests require prior written host approval and confirmed sofa-bed availability. Occupancy may not exceed the approved guest count.
- Property use. The cabin may be used only for lawful residential vacation purposes. Parties, events, and commercial activity are prohibited.
- No smoking or vaping. Smoking or vaping is prohibited inside the cabin and near entrances.
- Pets. Pets are not permitted unless approved in writing. Service-animal requests are handled as required by applicable law.
- Check-in and checkout. Check-in begins at 4:00 PM. Checkout is by 10:00 AM.
- Condition and reporting. Cleanliness, maintenance, or damage concerns should be reported promptly through the active booking channel.
- Damage and extraordinary cleaning. Guests are responsible for damage, missing items, and extraordinary cleaning caused by their group, visitors, or invitees, subject to the applicable reservation terms.
- House and resort rules. Guests must follow Arbor Vista Retreat and Shagbark Resort rules, including gate-registration requirements.
- Gate registration and data sharing. For a confirmed reservation, the primary driver's name, email, mobile number, and vehicle information may be shared with Shagbark Resort solely for gate registration and access.
- Wildlife and amenities. Guests should use the hot tub, pool, decks, fireplaces, and other amenities responsibly and follow posted safety instructions. Food and scented items should be secured to reduce bear activity.
- Personal property. Guests are responsible for their vehicles and personal belongings except as required by law.
- Utilities and interruptions. The host will make reasonable efforts to address service interruptions but cannot guarantee uninterrupted utilities, internet, weather, roads, or resort services.
- Electronic acceptance. When direct booking launches, the complete agreement, version, consent language, signature process, and guest copy will be presented before submission.
